Yes easements can reduce value, they generally can't be built over for one and at some point may become a pain in the arse if the infrastructure needs replacement or maintance so prices generally reflect that. If the government wants to run a new sewer line or whatever, they'll just eminent domain themselves an easement. Most property has sewage infrastructure but for the lot only. Otherwise it will be things like expanding a driveway, or building an extension or other structure, or adding a pool. Some have communal pipe work, the communal pipe work is the easement, the private lot is not as its part of the property. . I understand that I would be unabe to build anything permanent within these areas, but I'm more concerned about any other risks to just having this here in the first place.
